Electrical outage

Electrical power was lot to some of the units on Watling, Regent and Lexington East this morning from 11:20 am until it was restored by DTE at 12:55 pm. The outage was caused by the bricklayers working at a unit on Watling when they backed their equipment into a transformer in the rear yard.

2nd Amendment to Master Deed

Co-owners have received a notice from the Developer regarding an amendment to our Master Deed.

Click here to read about the amended sections.  The most significant impact of the amendments is the creation of multiple phases for our condominium project.  This document shows the location of the new phases. New construction within Phases 2 and up will generally begin in the same order as their phase number.

All currently occupied units will now be part of Phase 1, which includes Units 1-36, 39-40, 45-56, 61-94, 101-112, 123 and 137-167.  As a result of the phasing that is being created by this 2nd Amendment, all units in Phase 1 of our condominium project that are under consideration for a mortgage or refinancing will now meet the federal "Owner-Occupancy Requirements" for warrantable condominium financing.

Road Closure Announcement

Announcement from the Charter Township of Shelby:

Following the finalization of an independent structural engineer’s inspection of a bridge on Shelby Road just north of 22 Mile Road, the Macomb County Department of Roads decided to close the bridge Sept. 11 and facilitate a full fill of the span underneath the bridge with full reconstruction of a new roadway.

The bridge runs above an old railroad line that led into the former Ford Motor Co./Visteon plant near 23 Mile and Mound roads. After reaching an agreement with that property’s current owner, the MCDR finalized a plan to remove the railroad line and fill the area to facilitate the new road.

“Last week the Macomb County Department of Roads completed an independent engineering inspection of the bridge on Shelby Road over the abandoned railroad spur into the old Visteon complex north of 22 Mile Road,” MCDR Director Bob Hoepfner sad. “The inspection revealed significant deterioration, and it was determined that the structure must be closed to traffic.

“We have received permission from the owner of the old Visteon complex to remove the deck and fill the structure with earth and repave the roadway and hope to have this work completed in the next few months,” Hoepfner added. “Since this structure is located on a County Primary Road, the Macomb County Department of Roads will cover 100 percent of the project cost.”

Like all bridge replacement and reconstruction projects on primary roads in Macomb County, the Shelby Road bridge replacement falls under the MCDR policy in which the MCDR absorbs all construction costs associated with the project.

The closure on Shelby Road comes on the heels of the finalization of an agreement between the township and the MCDR to reconstruct roughly one mile of 22 Mile Road beginning 500 feet east of Shelby Road traveling west to Ryan Road.

The 22 mile Road project is independent of the Shelby Road bridge replacement, and, because 22 Mile Road is designated a local road, the costs associated with the reconstruction of the road and a box culvert over the Clinton-Kalamazoo Canal must be split between the county and Shelby Township.

Groundbreaking

Excavation began today on the first of the four duplexes that will be built this spring.

Start of Construction

As you may have already noticed, underground utilities have been marked and some excavating equipment has been delivered in preparation for the start of construction of the remaining units here at the Manors.

Construction of the remaining 47 units will begin with the following 8 units:

• Units 35 and 36 at 49863-49879 Lexington West
• Units 152 through 157 at 6702-6718, 6734-6750 and 6766-6782 Lexington South.

 

Lombardo Homes to construct 47 new condos in the Manors at Central Park

The members of the Board of Directors of the Manors at Central Park Condo Association are pleased to announce that Lombardo Homes, Inc., through their "Blue Heron Communities, LLC" subsidary, has purchased all of the 47 vacant lots in the Manors that had been owned by the Carpenters Pension Trust Fund.

Lombardo Homes also acquired the rights to use the building plans for the duplex and detached,  ranch-style models that had been constructed in 2007 (refer to the existing duplex units at 49831-49847 Lexington West and the detached unit at 50156 Regent); these and ten other units were built by Sable in 2007 but completed and marketed by Lombardo Homes in 2008-2010). It is Lombardo Homes' intention to keep the exterior appearance as close as possible to those units when building the remaining 23 duplex buildings and the 1 remaining detached unit. The building codes have changed since 2007, so there will have to be some changes made to the interior plans of the new units.

Lombardo Homes is currently projecting the first quarter of 2015 for the start of sales, but that is very tentative and could slide.

Lombardo Homes already owned Manors Unit #1 at the corner of East Broadway and North Central Park and they have recently begun construction on that "site condo".  This will be a "spec" home similar to those just to the west and it will be marketed through their Lancaster at Central Park subdivision sales office, which will likely occupy a model that will be built on North Central Park near the Genisys Credit Union.   Lombardo Homes intends to install and pave the interior streets in Phase II of this subdivision before the end of this year [Lancaster site plan].

When the new construction and sales are finally complete, the Manors will have a total of 166 units, fourteen of which will be "site condos".
