Formation of Architectural Control Committee
March 28th Update: Due to the fact that there are no longer co-owners of three separate
units willing to be appointed to the proposed Architectural Control
Committee (ACC), the meeting planned for April 1st has been cancelled.
The Board will include in the next newsletter a call for volunteers willing to be appointed to the proposed ACC. If we receive responses from at least three co-owners willing to serve, the Board will then reschedule the formation meeting.
At the 2013 Annual meeting in January, several association members suggested that the Board should create an Architectural
Control Committee (ACC), which is allowed per Paragraph (b), Section 1, Article VII of the Condominium Bylaws:
The Board will include in the next newsletter a call for volunteers willing to be appointed to the proposed ACC. If we receive responses from at least three co-owners willing to serve, the Board will then reschedule the formation meeting.
____________________________
"The Board of Directors may appoint an Architectural Control Committee and may delegate to it responsibility for establishing rules relating to the appearance of units and common areas, and the approval of the construction, maintenance and repair thereof."After discussing the issue at their meeting last Friday, the Manors Board of Directors voted to approve the establishment of an ACC that will consist of three to five Association members who are in good standing and entitled to vote on Association business in accordance with Article II, Section 3 and Article V, Section 6 of the Condominium Bylaws.

Tree-planting activity along our berm
As I'm sure you are aware, there are many gaps in the tree line atop the berm that runs along the north and west perimeter of our property. The gaps are where dead trees have been removed in past years and not replaced because of budget constraints. The Board is also aware that more trees will be dying in the coming years. That is because some of the original trees did not have the supporting tree ties and stakes removed a year or two after being planted and the ties have recently begun strangling the upper half of the trees to the point where they cannot be saved. Also, some of the Blue Spruce trees here at the Manors have been infected with rhizosphaera needle cast and phomopsis canker. Our budget can only support the cost of fungicide treatments to the Blue Spruce trees in our side yards, so the ones on the berm will have to remain "at-risk".
Therefore, at their Sept. 28, 2012 meeting, the Board of Directors authorized the purchase and installation of 100 young evergreen trees along the top of the berm, provided we could get volunteer labor to plant them. We were able to purchase (50) Norway Spruce and (50) White Spruce trees at a total cost of $280, including fertilizer tablet and root dip. These are bare-root, 4 year old trees with a minimum height of 2 feet.

New Walkways Installed

Here are photos of the walkway project that was completed on Saturday, October 4th.
We installed four walkways just like the one shown. Each walkway consists of (26) 12 inch, colored concrete patio squares which the Association purchased from Prime Landscape Supply in Sterling Heights.
I wish to thank everyone who helped on this project, including Bruce Bouford, Frank Cox, Larry Cybulski, Greg Despres, Richard Hall, Steve Kozlowski, Bob & Chris Linberg, Ray Sobieski, Neil Stevenson and Jim Storhok.

Volunteers needed for a work party
I'm looking for some volunteers who are willing to get their hands dirty with a project that needs to be completed before the snow flies. On Saturday Oct. 4th at 9:00 AM (rain date is the 5th), we will meet on the private access drive that parallels Central Park North. We will be installing concrete patio stones to create four walkways across the median that separates the access drive and Central Park North (the proposed walkways are shown in red on this drawing).
These walkways are necessary to provide a hard-surfaced path for Manors residents on Central Park North to use when setting out their trash during the winter. The Shelby Twp. waste collection contractor only picks up items placed at the curb of Central Park North and after the snow has been piled up by the plows, it can be impossible to safely climb over the frozen piles to get to the curb. We can have our snow removal contract stipulate that paths be kept cleared for use by these residents, but the contractor requires a marked, hard surface on which their crews can use their snow shovels and snow throwers.
The need for these walkways became very evident during last year's harsh winter. Since this project was not anticipated in our 2008 budget, the Board has approved expenditures for the materials, provided we volunteer the installation labor.
We will be installing (26) 1 ft. by 1 ft. concrete patio stones to create each of the 2 ft. wide walkways. We will first have to remove the sod and prepare a level, sandy base before we lay the stones, which weigh about 22 lbs apiece.
If you can help, please contact me by e-mail or phone (they are listed at the right side of the page). We will also need a couple of wheelbarrows and rakes. I will have the materials delivered in advance, so we will only have to move them from from the nearby drop-off point to their final positions.
