Redevelopment plans for the former Visteon plant site

Most residents of the Manors received a post card in today's mail informing them of a public hearing at the Shelby Twp. Zoning Board of Appeals meeting on Thursday, Sept. 7, 2017 at 6:30 PM.

Hillwood Enterprises is acquiring and developing the northerly 90 acres of the former Visteon Trim Plant property on Mound Rd., south of 23 Mile Rd. They are planning to build a 1 million square foot industrial building on behalf of their client, a nationally-known, on-line retailer, which they will use as a regional distribution center.

UPDATE: Amazon has officially announced that this building will be one of their many fulfillment centers. 

The above image shows the approximate location of the building and adjacent paved parking/storage areas. The industrial parcel is outlined in red and 5 acres that will be sold off for eventual commercial retail use is shown at the southeast corner of 23 Mile and Mound Roads.

The industrial building is proposed to be 43 feet high along its east and west sides and 45 feet high at the midpoint of the roof to facilitate drainage.  The Township's zoning ordinance automatically permits a roof height up to 40 feet in an industrial zoned district like this - anything higher must receive a variance from the Zoning Board of Appeals and that is the purpose of this public hearing.

UPDATE:  At their Sept. 7th meeting, the Shelby Twp. Zoning Board of Appeals unanimously approved Hillwood's request for the building height variance.

Several of the now-demolished Visteon plant buildings were in excess of the 40 foot height limit.

The southeast corner of the proposed building is approximately 450 feet away from the nearest condo unit in the Manors.  The 15 foot tall berm that runs along our shared property lines serves as a visual and sound buffer between the residential and industrial uses.

The former Visteon plant received and shipped materials by both truck and rail.  Visteon used the railroad to receive daily deliveries of raw materials.  That railroad spur has since been removed and the proposed facility will rely on shipments by truck.

Almost all truck traffic will enter and leave the property via a dedicated driveway on the south side of 23 Mile Road near the northeast corner of the building; this driveway will have traffic signals.  Employees will enter and leave their parking areas via two driveways on Mound Road, plus a third on the south side of 23 Mile Road near the northwest corner of the building. A second truck driveway will be located along the very south end of the property and will intersect with Mound Road.

Once Hillwood receives the necessary approvals, they plan to begin work during the week of Sept. 11, 2017.  They estimate that their client will take possession on or about Sept. 1, 2018.

Run the STOP sign, get a ticket!

This person was so oblivious to their surroundings that they made the right turn onto West Broadway without stopping, right in front of the marked police vehicle which was parked in plain view just 15 ft away from the STOP sign. 

We have too many Manors residents who do not observe the STOP signs, the NO PARKING signs, nor the 25 MPH speed limit. 

The Central Park Master Association, with the support of the Manors at CP Condominium Association's Board of Directors, has given written approval to the Shelby Twp. Police Dept. to patrol our private streets and enforce all State of Michigan traffic laws as well as all of our posted traffic signage.

The Financial Report includes a Balance Sheet Report as of Dec. 31, 2016 and also the 2017 summary budget.
