Paving Update - Nov. 1, 2012

Florence Cement is on-site today to complete the last of the repairs in preparation for the final paving.   Their scheduling people are reassessing their workload due to all of the recent wet weather that has caused delays to their work in progress.

Once this repair work is complete, I expect to receive a new tentative date for the final paving that will be later than this coming Monday. As soon as I have the new tentative date, I will post it here on the Manors Blog.

After enough days of good weather to wrap up their other asphalt projects that are ahead of us, they will be ready to finish our project and I will be given a firm date for the final paving (this firm date may or may not be the same as the new tentative date).  The Board will then immediately distribute a notice to each front door in the Manors that informs you of that date (and its "rain date") along with the parking details.  The notice will read like this:

Lexington East, Lexington West, Lexington North,
Lexington South, Regent, Watling and on the
North Central Park private access drive (Units 16 thru 32 only)
                                                          
On Friday, Nov. 9, 2012, Florence Cement Co. will be installing the top layer of asphalt paving on the roadways listed above.  In case of rain on that day, the asphalt paving will be rescheduled and you will receive another notice with the new date.  Visit the Manors Blog for the latest information about the paving project:  http://manorsatcentralpark.blogspot.com/ 

From 7:00 AM until 7:00 PM on Friday, we will need the streets to be completely clear of all parked vehicles, residential traffic and delivery vehicles (emergency vehicles excepted). Throughout the day there will be heavy truck traffic on all of these streets, delivering the 910 tons of asphalt needed for this project. The initial steps will involve cleaning and spraying a black tack coat onto the existing asphalt surface that promotes bonding with the new asphalt. You cannot drive on the tack coat because it will stick to your tires and spatter your car and also leave tracks on your driveway and garage floor. Once the tack coat has set-up, the new asphalt is applied and then compacted.  The new asphalt will then take several additional hours to cool and harden enough before traffic will be permitted on the new road surface.

Therefore, you will not be able to leave or enter the Manors with your vehicle during the hours of 7:00 AM through 7:00 PM on the day of paving. If you need to use your vehicle that day, you will have to park it off-site prior to 7:00 AM Friday.  Florence Cement Company and the Manors Condo Association are not responsible for any cleaning or damage that may occur if you drive on the tack coat.  You will be responsible for any damages to the new asphalt if you drive on it prior to the official reopening of the roadway.

Sufficient off-site parking is available on North Broadway, West Broadway (north of Lexington South), North Central Park (excluding the private access drives), Whitehall, West Central Park and other nearby streets. The Board of Directors will provide a golf cart shuttle service beginning Thursday afternoon and throughout Friday.   Call Mike Grobbel at 586-484-XXXX (cell) or 586-726-YYYY (home) to be picked up from your home or parked car.

Please refrain from parking on the new asphalt until after 7:00 AM Saturday morning.

On Friday there will be no US Mail delivery to boxes in the affected paving areas.  Delivery to those boxes will resume on Saturday at which time you will also receive your delayed mail.
