held on April 22, 2013, 7:00 PM
- The Special Meeting was called to order at 7:07 PM; Board Members present: Mike Grobbel, Larry Cybulski (Bhartan Amin received advance notice of the special meeting but was unable to attend)
- The Board members approved the Special Meeting Agenda
- The Board approved formation of the Architectural Control Committee (ACC) as follows:
- ACC Membership
i.
ACC
is a recommending body that will consist of at least 3 co-owners who are in
good standing
ii.
ACC
members are volunteers who are appointed by the Board to 1 year terms
iii.
Initial
terms will expire on April 21, 2014.
- ACC responsibilities:
i.
develop
written guidelines for Board adoption that specifically define what can be
placed by co-owners on the common elements without submitting an
Alteration/Modification Request
ii.
read
and understand the Condominium Bylaws and the rules and regulations adopted in
Sept. 2008; recommend revisions/additions to the adopted rules and regulations
with respect to appearance of units and common areas
iii.
conduct
a walk-through of the property at least once each year to identify and document
appearance issues:
1.
recommended
issuance of violation notice any units that are in non-conformance with the
Bylaws, rules and regulations
2.
recommend
maintenance or repairs of the common elements
iv.
review
Alteration/Modification Requests
1.
review
all Alteration/Modification Requests that are submitted by co-owners
2.
make
recommendations to Board as to whether they should be approved or denied
3.
assist
co-owners in the preparation and submission of their Alteration/Modification
Request (if necessary)
a.
assess
potential for sprinkler interference
b.
determine
if a sketch is needed
v.
ACC
will select their own leader(s) and meet/communicate as required
vi.
ACC
chairperson (or their designate) will communicate all ACC recommendations to
the members of the Board (one voice)
- The Board appointed the following individuals to the ACC:
- Sherry Nasierowski, 50098 Lexington East
- Sally Slowke, 6771 North Central Park
- Darlene Sobieski, 50116 Lexington East
- Cathy Stoeckel, 50040 Watling
- The Board and the ACC members held an open discussion about the appearances of the common elements.
- The Special Meeting was adjourned at 9:05 PM.
